Rental Application and Guarantor Requirements





To ensure a smooth and successful rental experience, we have outlined our application process and requirements below. Please read carefully to ensure you meet all criteria before applying.



Tenant Application Requirements


1.     Employment Requirement:

a.     Applicants must be in full-time permanent employment.


2.     Financial Criteria:

a.     Minimum Monthly Income: Your income (from salary or benefits) must be at least 3 times the monthly rent. For example, if the rent is £700 per month, your minimum monthly income should be £2100.


b.    Minimum Lease Term: The minimum lease term is 6 months.


c.    DSS: Applicants on DSS are accepted with a homeowner guarantor.


3.     Checks and Verifications:

a.     Credit Checks:  We will perform a credit check on all applicants. Please inform us if you have any adverse credit history.


b.    Affordability Checks: To verify your financial capability, we will conduct an affordability check.


c.     Right to Rent Checks: Compliance with legal right to rent regulations will be confirmed.


4.     Documentation Required:

a.    Affordability:

·        Last 3 months' bank statements.

·        Last 3 months' wage slips.

·        Any relevant benefits documents.


b.    Identification:

·        Passport or Driving Licence / Provisional Licence.


c.    Proof of Residency:

·        Recent Council Tax Bills or Utility Bills (dated within the last three months).


5.      References:

a.    Landlord Reference: A reference from your current or previous landlord.

b.    Employment Reference: A reference from your current employer.

Guarantor Requirements


If a guarantor is needed for your application, they must meet the following criteria:


1.     Income Requirement:

a.     The guarantor’s income must be at least 3.5 times the monthly rent. For example, if the rent is £700 per month, your minimum monthly income should be £2450.


2.      Documentation Required:

a.     Identification:

·         Passport or Driving Licence / Provisional Licence.


b.    Proof of Residency:

·        Recent Council Tax Bills or Utility Bills (dated within the last three months).

       

c.    Proof of Property Ownership:

·        Mortgage Statement, Deeds to the Property. Any documentation that proves property ownership is acceptable.


d.    Proof of Financial Stability:

·        Last 3 months' bank statements and wage slips or P60.

·        Latest bank statement and proof of pension (if applicable), along with any other supporting documents to demonstrate financial stability.


3.     Additional Checks:

a.     Employment Reference: A reference from the guarantor’s employer.


b.    Credit Check: To evaluate the guarantor's credit history. Please inform us if there is any adverse credit.


c.     Benefit Claims Information: If applicable, this will be considered as part of proving financial stability.
